How many people live in a Perch House?

In a Perch House, there's always only 1 resident per bedroom. So in a four bedroom house, where each resident has a private bedroom and bathroom, there would only ever be 4 residents at most.

How do you ensure compatibility between housemates?

Compatibility is at the heart of what we do and care about at Perch Houses. We understand that a harmony in your house is key to a positive experience. Our compatibility matching process is designed with this in mind, using a comprehensive approach to bring together housemates who are likely to form a cohesive living community. Here's how we do it:

  1. Background Check: Every Perch Houses resident submits a thorough background check to verify identity, safety, and co-living fit.
  2. Compatibility Quiz: Every potential housemates completes a 20-point compatibility quiz that assesses everything from lifestyle, to personality, to values, to opinions, and more
  3. Compatibility Analysis: Using the information from the quiz, we employ a proprietary algorithm to analyze compatibility factors. This includes matching individuals based on their preferences for daily routines, values, political ideologies, and social habits.
  4. Personal Interviews: Beyond the algorithm, our team speaks with every person that applies to live in a Perch House. This allows us to delve deeper into the nuances of personality and lifestyle that an algorithm might miss, ensuring a more nuanced match.
  5. Meet & Greet: If everything looks good at this point, then it's time for a connection with your potential housemates! We'll set you up with a chat and you can take it from there.
  6. Continuous Support: Even after you move-in, Perch Houses remains engaged with our communities, offering support and mediation to address any concerns that arise. Our goal is to foster a positive and supportive living environment for every housemate.

What about privacy?

Everyone deserves privacy and at Perch Houses, you'll always have space that's private to you. Additionally, we work to match you with other housemates who respect each others' needs and expectations for privacy.

What if my housemates don't get along?

We put a lot of work into vetting housemates. Everyone living in a Perch House undergoes a comprehensive background check and screening. We also developed a proprietary compatibility quiz that assesses housemate fit in areas like lifestyle, values, opinions, and housemate preferences. Additionally, housemates collaborate on and sign a Community Plan, a document that outlines the boundaries and guidelines for relationships in the house. Do I get my own bedroom and bathroom?

Yes! Every Perch Houses resident gets a private bedroom and a private bathroom (and sometimes a bonus private room) All of our houses also come with amazing common areas and generous storage spaces. We think it's the perfect balance of privacy and community.

What about animals: pets, emotional support animals, or service animals?

We love them! We consider them on a case-by-case and house-by-house basis. We also recognize this as an important aspect of compatibility. We ensure that people who may be allergic to pets don’t end up in a house with pets.

Perch Houses also individually evaluates requests for service and support animals. We do not condone discrimination, and strive to grant reasonable accommodations for assistance animals where properly supported under applicable law.

What about storage?

Every Perch House comes with storage space available for residents to share as well as private storage space in your unit. Additionally, we can help you with downsizing or finding conveniently-located and affordable off-site storage, if necessary.

How much does it cost to apply?

What are the lease terms?

Perch Houses does 12-month leases or greater. We're purpose built for long-term tenants who are seeking stability and community.

When you sign your Perch Houses lease, you'll provide a Security Deposit equal to one month's rent, and prior to move-in you'll pay a prorated first month's rent and community fee.

What about other fees?

At Perch Houses, you pay:

  1. Rent that includes utilities, WiFi, and a smart security system.
  2. That's it. Seriously.
I'm retired. Can I still join?

Absolutely! Whether you still work full-time, part-time, are self-employed, or are retired, you're welcome to join Perch Houses!

What if my credit isn't perfect?

We look holistically at your history when making determinations about suitability. If necessary, you can also apply with a co-signer. Regardless, we encourage you to apply: it's free, secure, and won't affect your credit rating.
