About the home

This beautiful home, in a friendly neighborhood, on a quiet street can be yours for less than a comparable 1-bedroom apartment!

This fully-updated split-level home features an open-concept living area with a bright, modern feel. The well-appointed chef’s kitchen features brand new appliances, waterfall quartz countertops, and white cabinetry with built-in pantry.

Upstairs, you’ll find 2 bedrooms with plush carpeting, each with their own full, porcelain-tile bathrooms. The upstairs also features a bonus room with a closet—perfect as a guest room, hobby room, a gym, or even a yoga studio—whatever you’re passionate about.

Downstairs, you’ll find another primary bedroom with a private, full bathroom, as well as its own cozy, wood-burning fireplace and a private entrance / full walkout into the backyard.

Out front, the garden is in full bloom, the (fully managed) lawn is well manicured, there’s a peaceful sitting area from which you can chat with the neighbors—to say nothing of the Ring security cameras with outdoor security lighting, the large, 2-car driveway, and plentiful parking available on the quiet street.

Finally, as you walk through the gate of the brand-new privacy fence, you’ll find yourself in a backyard oasis that backs right into protected park land. Entertain friends and neighbors on the spacious patio, cultivate the garden you’ve always dreamed of, or just relax and enjoy the peace, privacy, and serenity of the space.

This home was completely renovated in 2021, with considerable additional upgrades in 2023. There’s a new HVAC system, new tankless water heater, energy efficient new insulation, new fence, recessed lighting with dimmers on every level, and many more touches that you’ll discover and appreciate every day.

The house is two blocks from the community pool, a 10-minute walk to Providence RecCenter (with an indoor pool, courts, classes and activities), and just one block away from an entrance to a secluded park with paved trails to nearby Fairview Lake. Easy access to I-495, I-66, and Route 50. Only minutes to Mosaic Shopping Center & Mall. All it’s missing is you. Don’t wait. Apply now!

What is co-living anyway?

Literally, if you live in a Perch House, you will live with 1-3 other women age 55+ who have been vetted and matched together for compatibility. With Perch Houses, co-living is a means of intentional community living. We think that for the right people, living together is better than living alone.

Why co-live?

It's not the right solution for everyone, but for many people co-living can be an attractive option for the following reasons:

  1. High-quality housing for less than an apartment: Perch Houses are incredible homes for less than the average price of a 1-bedroom apartment. Plus, unlike many of them, we don't have any hidden fees.
  2. Living together is better than living alone: At Perch Houses, we believe in the power of community to improve quality of life. We work hard to ensure a great housemate experience and believe that the supportive relationships developed through community living can change lives.
  3. Services that make life simple: All Perch Houses come with services like housekeeping, outdoor maintenance, smart security systems, WiFi, and more. You get all the benefits of spacious home living in a single family home, with none of the hassle!
How many people live in a Perch House?

In a Perch House, there's always only 1 resident per bedroom. So in a four bedroom house, where each resident has a private bedroom and bathroom, there would only ever be 4 residents at most.

How do you ensure compatibility between housemates?

Compatibility is at the heart of what we do and care about at Perch Houses. We understand that a harmony in your house is key to a positive experience. Our compatibility matching process is designed with this in mind, using a comprehensive approach to bring together housemates who are likely to form a cohesive living community. Here's how we do it:

  1. Background Check: every Perch Houses resident submits a thorough background check to verify identity, safety, and co-living fit.
  2. Compatibility Quiz: Every potential housemates completes a 20-point compatibility quiz that assesses everything from lifestyle, to personality, to values, to opinions, and more
  3. Compatibility Analysis: Using the information from the quiz, we employ a proprietary algorithm to analyze compatibility factors. This includes matching individuals based on their preferences for daily routines, values, political ideologies, and social habits.
  4. Personal Interviews: Beyond the algorithm, our team speaks with every person that applies to live in a Perch House. This allows us to delve deeper into the nuances of personality and lifestyle that an algorithm might miss, ensuring a more nuanced match.
  5. Meet & Greet: If everything looks good at this point, then it's time for a connection with your potential housemates! We'll set you up with a chat and you can take it from there.
  6. Continuous Support: Even after you move-in, Perch Houses remains engaged with our communities, offering support and mediation to address any concerns that arise. Our goal is to foster a positive and supportive living environment for every housemate.

Through this multi-faceted approach, we aim to ensure that all Perch housemates enjoy a compatible, comfortable, and enriching community living experience.

What about privacy?

Everyone deserves privacy and at Perch Houses, you'll always have space that's private to you. Additionally, we work to match you with other housemates who respect each others' needs and expectations for privacy.

What if my housemates don't get along?

We put a lot of work into vetting housemates. Everyone living in a Perch House undergoes a comprehensive background check and screening. We also developed a proprietary compatibility quiz that assesses housemate fit in areas like lifestyle, values, opinions, and housemate preferences. Additionally, housemates collaborate on and sign a Community Plan, a document that outlines the boundaries and guidelines for relationships in the house. Finally, if all else fails, we're here to help! Contact us anytime and we'll be happy to help.

Do I get my own bedroom and bathroom?

Yes! Every Perch Houses resident gets a private bedroom and a private bathroom (and sometimes a bonus private room) All of our houses also come with amazing common areas and generous storage spaces. We think it's the perfect balance of privacy and community.

What about animals: pets, emotional support animals, or service animals?

We love them! We consider them on a case-by-case and house-by-house basis. We also recognize this as an important aspect of compatibility. We ensure that people who may be allergic to pets don’t end up in a house with pets.

Perch Houses also individually evaluates requests for service and support animals. We do not condone discrimination, and strive to grant reasonable accommodations for assistance animals where properly supported under applicable law.

What about storage?

Every Perch House comes with storage space available for residents to share as well as private storage space in your unit. Additionally, we can help you with downsizing or finding conveniently-located and affordable off-site storage, if necessary.
