Purpose: This document outlines the refundable deposit policy for Perch Houses’ Early Birds Club. The refundable deposit is designed to secure membership in the Early Birds Club for consideration regarding new co-living units that may become available in the future.
Deposit Amount: The refundable reservation deposit amount is set at $100.
Members of the Early Birds Club get access to new co-living units 14 days prior to availability to the general public. During this period, only Early Birds Club members can tour houses, attend open house events, and submit applications for new co-living units.
Members are under no obligation to act. Members of the Early Birds Club shall use their discretion in exploring potential co-living units. If no action is taken by a club member during the 14 day period, there is no consequence. Members remain in the Early Birds Club until such time as she selects a co-living unit and is accepted as a tenant for said unit, such acceptance being within the sole discretion of Perch Houses. When accepted, the $100 deposit is credited towards the security deposit.
Refund Conditions and Cancellation:
At any time, members of the Early Birds Club who have provided deposits may cancel their membership, and her potential reservation of a co-living unit, and receive a full refund within seven (7) calendar days of their completed cancellation request. A cancellation request shall be conveyed in writing via email. A request for cancellation and refund will result in the termination of any and all membership privileges. The refund will be issued via the deposit’s original payment method. See refund process below for details.
All Early Birds Club membership deposits will be securely held in a non-interest bearing escrow account for up to one year from the date of deposit. If a member does not select a Perch Houses co-living unit or their tenancy is not accepted within this timeframe, the deposit will be automatically fully refunded.
Members who enroll in the Early Birds Club and pay the requisite refundable deposit will receive a confirmation of their deposit via email. This confirmation will include the membership confirmation, transaction details, the deposit amount, and information on how to contact Perch Houses for further assistance.
Refund Process: To request a refund of the reservation deposit, members must follow these steps:
- Contact Perch Houses via email at firstname.lastname@example.org
- Provide transaction details, including the date of the deposit.
- Indicate the reason for cancellation.
- Include accurate contact information for further communication.

By submitting a refundable deposit, the member acknowledges and agrees to the terms outlined in this policy.
